Protect your home’s roof before the summer monsoon season gets here

Living out here in the Valley and in the desert, we don’t always tend to think of the rain. But, the monsoon season is coming, and it will be here before we know it. Arizona’s monsoon season begins either around the end of this month or in July and continues through the end of September. The higher humidity of this season is caused by heavy rain and thunderstorms, lightning, hail, strong winds, flash floods, dust storms, and extreme heat.

All this means that your currently bone-dry roof is about to get soaked with more moisture than ever. Is your roof ready and prepared to handle the monsoon season?

A challenge we face with our roofs in the Valley is that the prolonged dry periods of no rain and heavy UV exposure often allows the roofing materials (tile, shingle, or the underlayment beneath them) to deteriorate, but for the majority of the year there is no rain to signal that there is a developing problem there. All of a sudden, a severe storm rolls in and—before you know it—there’s rain leaking into your kitchen.

Living in the desert, our roofs endure a lot. Just standing up to almost 365 days of UV radiation is more than most roofs in the country have to endure. If it’s been awhile since your last roof checkup, contact KY-KO Roofing today. Our roofers can check your roof and let you know of any damage or potential problems.

In this blog, we will list a few common things that can go wrong with Valley roofs when the summer monsoon season arrives.

1. Damaged tiles

Cracked tiles on your home’s roof might not seem like a huge deal, but they expose the relatively delicate underlayment to the intense UV radiation from the sun and—when the rain decides to show up—moisture. If you have a tile roof, the tiles serve as your home’s protective armor; if pierced, there is only a soft interior beneath. Being aware of any broken tiles and having them repaired quickly is very important.

Most tile roofs are laid in such a way to act as a mechanism for draining water from the roof as fast as possible, with the help of gravity. Any cracked tiles will break this chain, making it harder to get rid of standing water that accumulates on your roof.

The worst case of this happening is that the underlayment is damaged or compromised and water starts to leak into your attic and living spaces. Not a good time.

2. Inadequate gutters

Keeping your home’s gutters well-maintained is necessary to keep your tile or shingle roof in its best condition when the Arizona monsoon season arrives. Your gutters prevent water from pooling up on your roof, and helps move the water off.

If your gutters are blocked, the water will have nowhere to go and instead will stand on your roof. Bird nests, tree debris, and so much more can cause your gutters to dam up, leading to water collecting and pooling.
