Common questions.

What counts as a flat roof?

Almost nothing is truly flat. What people call a flat roof is a low-slope roof, and at that pitch water doesn't shed on its own the way it does off a tile or shingle roof. Every seam, flashing, and penetration has to be sealed tight, because water will sit on the surface long enough to find any gap.

There's standing water on my flat roof. Is that a problem?

Ponding that clears within a day or two after rain is normal. Water still sitting there much longer is shortening the life of the roof and usually points to a drainage problem — a clogged drain or scupper, a sagging low spot, or slope that was never built in correctly. We clear or relocate drains, add tapered insulation or crickets where ponding is chronic, and fix the cause rather than coating over it.

Can my flat roof be coated instead of replaced?

Often, yes. If the substrate underneath is structurally sound and it's the surface that's chalky and UV-worn, a coating system restores waterproofing and reflectivity for a fraction of tear-off cost. If the substrate is saturated or delaminating, coating over it just traps the problem. The free checkup is what tells us which situation you're in.

What flat roof systems do you work on?

Modified bitumen, TPO, EPDM, built-up (BUR), foam-over-flat, and elastomeric coating systems. We match the repair or overlay to whatever is already on your roof — putting an incompatible product over an existing system is one of the more common ways flat roofs fail early.

What decides how long a flat roof lasts in Arizona?

It depends on the system and on whether it's been maintained. Arizona UV is the main wear factor, and what usually ends a flat roof in the Valley is a surface left un-maintained past its window rather than the membrane failing on its own. A coated system stays serviceable far longer if it's recoated on schedule.

How do you find a leak on a flat roof?

Flat roofs hide leaks well, because water travels along seams and between insulation layers before it shows up inside. We inspect every seam, penetration, drain, and parapet transition first, and where the source isn't obvious we'll flood-test or use infrared to find where moisture is actually sitting. We don't guess and patch.

How much does flat roof repair or a coating cost?

It depends on square footage, the existing system, and how much prep and re-detailing the seams and penetrations need. Small repairs are considerably less than a full coating system. You get a written, itemized estimate after the free checkup, and approved-credit financing is available.

How long does the work take?

A targeted repair is typically a single visit. A full coating or overlay on a residential flat section usually takes a few days including prep, depending on square footage and how much re-detailing the penetrations need. Coatings need a dry weather window, so we schedule around the forecast.
