Can you re-roof an occupied office building without disrupting tenants?

Yes — that's most of what we do. Noisy tear-off and crane loads are staged before business hours or on weekends, mobilization stays clear of tenant entrances, and we coordinate daily with the property manager so nobody's caught off guard.

How do you handle HVAC curbs, RTUs, and rooftop equipment?

Every curb and penetration is re-flashed to spec — this is where most office roofs leak. We coordinate lifts with your mechanical vendor if a unit needs to come off, and we document every detail with photos before, during, and after.

Will you coordinate with our building engineer or facilities team?

Always. We check in with your engineer or facilities lead every morning, share the day's plan, and route any building-system questions (roof drains, RTUs, penetrations, gas lines) through them before we touch anything.

Do you provide COIs and additional-insured endorsements for the landlord and tenants?

Yes — certificates of insurance and additional-insured endorsements naming the ownership entity, property manager, and any listed tenants are standard on every project and sent before mobilization.

Can you work on our roof while the building stays open?

Yes. Standard practice for occupied office buildings is early-morning crane loads, dust and odor control at tenant intake vents, and staging that never blocks life-safety egress. Tenants stay productive.

How do you protect tenants from roofing odors and noise?

Low-VOC and low-odor coating systems where the substrate allows, HVAC intakes covered or shut down during application windows, and disruptive work scheduled outside core business hours. We coordinate any building-wide notices with the property manager.

What roof systems do you install on office buildings?

Spray polyurethane foam (SPF), modified bitumen, and single-ply systems for low-slope; tile and premium architectural shingles for the occasional sloped office property. We recommend the system that fits the building, the budget, and the capital plan.

Can you recoat instead of tearing off?

Often yes. If the substrate is sound and pull-tests come back clean, a full recoat resets the warranty at a fraction of the tear-off cost. If the roof is saturated or the deck is compromised, we'll tell you plainly and scope a tear-off.

How long does an office re-roof take?

Depends on square footage, system, and how much has to happen outside business hours. Most single-building office recoats run one to two weeks; a full tear-off and replacement across a campus is scoped in phases so no single tenant loses access.

Can you phase the work across a capital-planning cycle?

Yes. We regularly phase office portfolios building-by-building or wing-by-wing to match capital budgets. Written scope, itemized pricing, and a phase map go to ownership before anything starts.

Do you help with insurance claims after monsoon or hail damage?

Yes. We document damage with dated photos, meet the adjuster on the roof, and scope the repair to match what the carrier will support — no inflating scope, no games.
