As little as possible. Crane loads, tear-offs, and any smelly torch or adhesive work are staged outside business hours whenever we can. Daytime work is limited to quiet inspection, coating rollouts, and detail sealing — with air-handler intakes covered so the smell never reaches the tenant spaces.

How do you coordinate with our building engineer or facilities team?

The building engineer is our first phone call. We walk the roof together on day one, share the drone survey and photo report, and check in every morning during production. They know before we do when a rooftop unit needs power-down or a curb is coming off.

Can you recoat instead of replacing the whole roof?

Often, yes. If the substrate is structurally sound and just the top coat is chalky and UV-worn, a re-detail plus a fresh two-coat elastomeric restores the whole system for a fraction of tear-off cost — and extends the recoat cycle another 10–15 years.

How do you handle HVAC curbs and rooftop equipment?

HVAC curbs are the number-one leak source on office roofs. We coordinate with your mechanical contractor for any lifts, re-flash every curb to spec, and photo-document each one so the next service tech doesn't crack a fresh seal.

Do you handle capital planning across multiple fiscal years?

Yes. For larger properties we deliver a condition report with a recommended action calendar — repair now, recoat in year three, plan replacement in year seven — so ownership can align the roof with the CapEx budget instead of reacting to an emergency.

Can you accommodate rooftop solar and telecom equipment?
