How much does a shingle roof cost?
Small repairs — a handful of lifted or torn shingles, a flashing reseal, or a single leak — typically run a few hundred dollars. A full shingle tear-off and re-roof on an average Valley single-family home generally lands in the upper four figures up through the low five figures, depending on roof size, pitch, number of layers being removed, and the shingle line you pick (three-tab, architectural, designer, or impact-rated). Steeper pitches and homes with lots of valleys and penetrations run higher. How long does a shingle roof last in Arizona?
A quality architectural shingle install with balanced ventilation typically lasts 20–25 years in Valley heat. Three-tab is closer to 15–18. The actual wear factors here are UV exposure and attic heat — that's why ridge and intake ventilation matter as much as the shingle itself. Premium impact-rated or designer shingles installed over premium underlayment can push toward 30 years on well-ventilated roofs.
How long does it take?
A simple leak repair or shingle replacement is usually done in a single visit — a few hours, in and out. A full tear-off and re-roof on a standard single-family home typically takes 2–4 working days, weather permitting. Larger or steeper roofs run a little longer. We schedule around your calendar, order materials before the crew shows up, and clean up at the end of every day so your driveway and yard stay livable while we're there.
Do you tear off the old roof or layer over it?
We almost always tear off. Layering hides what's happening on the deck and underlayment, shortens the life of the new roof, doubles the load on your trusses, and voids most manufacturer warranties. A clean tear-off lets us see and fix any sheathing damage and start the new roof on a known-good substrate.
Shingle vs. tile in Phoenix — which is better?
Shingle is cheaper upfront, faster to install, and a great fit for rentals, additions, or HOAs that require it. Tile lasts longer in Valley UV and reflects more heat, but costs more and takes longer. On owner-occupied homes where the HOA allows either, it's a budget and aesthetic call — we install both and will tell you straight which makes sense for your specific roof.
Do I need to replace my whole roof, or can you just do a small repair?
Often, just a repair. If you've got a single leak, a few lifted shingles, or storm damage in one area, we'll fix exactly that — no upsell, no 'you need a whole new roof' speech. We only recommend a full re-roof when the shingles across the whole roof have reached end-of-life and patching one section would just push the problem to the next monsoon. Sudden, accidental damage — monsoon wind, hail, a tree branch — is usually covered. Gradual wear like UV-degraded shingles normally is not. We inspect the roof, document everything with photos and a written report, and deal directly with your adjuster so you're not stuck translating roofing language back and forth. If the claim is approved, we handle the repair or replacement to spec. If it's not a covered loss, we'll tell you straight and give you honest options either way.
