Small repairs (a handful of cracked tiles, a localized leak, flashing around a vent or skylight) typically run a few hundred dollars. A full tile underlayment re-felt on an average Valley single-family home — lifting the tile, replacing the underlayment and flashing, re-laying the original tile — generally lands in the mid-to-upper four figures up through the low five figures, depending on roof size, pitch, tile profile (concrete, clay, S-tile), and how much tile breaks during the lift. Steeper pitches and homes with lots of valleys and penetrations run higher. A brand-new tile install is more. How long does a tile roof last in Arizona?
The tile itself routinely lasts 50+ years in the Valley — concrete and clay tile easily outlive the home. The actual wear item is the felt underlayment beneath the tile, which dries out under Arizona's UV and heat cycles and typically reaches end-of-life around the 18–25 year mark (premium synthetic underlayments can push that closer to 30). So when someone says they need a 'new tile roof,' they usually need a re-felt: we lift and stack the original tile, install new underlayment and flashing, then re-lay the same tile — resetting the clock for another two decades.
How long does it take?
A simple leak repair or cracked-tile replacement is usually done in a single visit — a few hours, in and out. A full tile re-felt on a standard single-family home typically takes 3–5 working days, weather permitting. Larger or steeper roofs run a little longer. We schedule around your calendar, order materials before the crew shows up, and clean up at the end of every day so your driveway and yard stay livable while we're there.
Tile vs. shingle roof in Phoenix — which is better?
For Valley homes, tile usually wins on lifespan. Concrete or clay tile lasts 50+ years and reflects heat better than asphalt shingle, which typically lasts 15–20 years in Arizona UV. Shingle is cheaper upfront and faster to install, so it can make sense on rentals or where the HOA allows it. Tile is the better long-term investment on most owner-occupied homes here.
Can you walk on a tile roof?
Trained tile installers can — but a homeowner generally shouldn't. Concrete and clay tile crack under uneven foot pressure, especially the older sun-baked tiles common on Valley homes. If something needs to be inspected up there (solar, satellite, swamp cooler), it's almost always cheaper to have us walk it than to replace cracked tiles and chase the leaks that come after.
Do I need to replace my whole roof, or can you just do a small repair?
Often, just a repair. If you've got a single leak, a few cracked tiles, or storm damage in one area, we'll fix exactly that — no upsell, no 'you need a whole new roof' speech. We only recommend a full re-felt or replacement when the underlayment across the whole roof has failed and patching one section would just push the problem to the next monsoon. Our inspector will show you photos of what they find and tell you straight which one you're looking at.
Does homeowner's insurance cover tile roof repair?
Sudden, accidental damage — monsoon wind, hail, a tree branch — is usually covered. Gradual wear like a worn-out underlayment normally is not. We inspect the roof, document everything with photos and a written report, and deal directly with your adjuster so you're not stuck translating roofing language back and forth. If the claim is approved, we handle the repair or replacement to spec. If it's not a covered loss, we'll tell you straight and give you honest options either way.
