The Phoenix metro area is home to many different types of roofs: tile, shingle, flat, and foam. Signs of roof damage on a shingle roof include torn or missing shingles.Keep up with the state of your roof

Too many homeowners simply take their roof for granted, not thinking too much about the very thing that (arguably) makes their house a home. Your roof is what keeps you dry, keeps your home cool in the summer, and more. A damaged roof is a damaged shield: water can get into the roof and start to compromise the structural integrity of the entire system.

This doesn’t mean you need to check your roof on a daily basis. However, we recommend that you take a look around your home at regular intervals to make sure there’s no obvious signs of damage.

Signs you can observe from the inside of your home

The most obvious sign of roof damage you can observe from inside your house is water leaking through the roof and into your house. However, the water doesn’t always make it down into your living space. Sometimes it pools in between the roof and the plaster of your ceiling, in which case you may notice discoloration or sagging.

Signs you can observe from out in the yard

As we’ve discussed before, we don’t recommend climbing up on your own roof. It’s extremely dangerous! However, there are warning signs of roof damage you can look for while still keeping your two feet on the ground. If you can’t see well from a distance, a pair of binoculars can help:

  • Missing shingles or tiles; you may find them in your yard, you may be able to see gaps on your roof
  • Rusted gutters
  • Mold growth at a junction with an exterior wall
  • An excessive amount of shingle granules in downspouts

Signs a roofer can see from the roof itself

During your free roofing checkup from the professionals at KY-KO Roofing, here are just some of the things our team will be looking for:

  • Shingles or tiles that are discolored, dirty, or wet-looking
  • Cracked or missing shingles or tiles
  • Shingles that are missing most of their granules
  • Moss or algae growing on the roof
  • Rotting shingles with holes in them
  • Curled or warped shingles
